Colonial has presented today the “Discovery Building” project, an office building located at Estébanez Calderón Street, 3-5 in Madrid. With a total investment of 43 million euros, including the acquisition of the property and the construction of the new building, Discovery Building will become a unique building with above-average profitability in the market.
During the presentation event, Alberto Alcober, Business Director of Colonial, highlighted the uniqueness of this project as a “new construction in the heart of the business district, which is very rare and makes it a unique building with the best features and all the innovation in the most in-demand area of the city.”
The former building was acquired in May, demolished, and rebuilt in the same space without losing its development capacity. This exclusive feature in the capital becomes a competitive advantage that, combined with the building’s excellent amenities and its prime location in one of the best areas of Madrid, makes Discovery Building an unprecedented project in the market.
The design of the new office building is in the hands of the prestigious Estudio Lamela and has been designed to offer multiple occupancy possibilities in a total space of 10,458 m2. The flexibility of its open-plan floors allows for specific adaptation to the needs of each company.

The exterior design of its facade is a play of architectural forms that highlight the building’s figure, and the nighttime lighting helps enhance these lines, giving Discovery Building an undeniable visual appeal and making it visible from Paseo de la Castellana.
In addition, Discovery Building will have LEED Gold certification. This prestigious sustainability certification is the highest guarantee currently available in reference to the building’s construction, including the selection of materials, construction processes, and decisions made regarding the consumption of natural resources and energy.
